COMMUNITY RULES

  1. No owner shall occupy or use his/her unit for any purpose other than as a private residence for the owner, owner's family, or owner's lessees.
  2. There shall be no obstruction of the common areas. Bicycles, scooters, baby carriages, toys, golf carts, athletic equipment, or other personal articles shall not be allowed to stand for any lengthy period of time in any of the common areas or driveways. Nothing shall be stored in the common areas without prior written consent of the Board of Directors.
  3. Nothing shall be done, or kept in or around any unit or common area, which will increase the rate of insurance or result in the cancellation of insurance on any unit, or which would be in violation of the law.
  4. No obnoxious or offensive activity which creates a disturbance or nuisance to the other residents, shall be carried on in any unit or in the common areas.
  5. Nothing shall be altered or constructed in or removed from the common areas or exterior of the units without the prior written consent of the Board of Directors.
  6. No sign of any kind shall be displayed to the public view from any unit or the common area without the prior written consent of the Board of Directors.
  7. No animals, livestock or poultry of any kind shall be raised, bred, or kept in any unit or in the common areas. Dogs; cats and other household pets are to be kept in units and are subject to the White Barn PRUD Pet Rules.
  8. Radio or television aerials, antennas or satellite dish shall not be attached to or hung from the exterior of the units, without express permission and written approval of the equipment design and location, by the Board of Directors.
  9. Residents shall be responsible for the actions of their children, tenants and guests. Any damage caused by such children, tenants or guests shall be repaired at the expense of the resident/owner. Children should not be allowed to climb trees.
  10. Except for Christmas lights, flags and banners, the exterior of a unit shall not be decorated by any resident in any way without the approval of the Board of Directors.
  11. Each owner shall keep their unit in a good state of preservation and cleanliness and shall not litter areas around individual units or common areas or in any way create an eyesore to the White Barn PRUD. If flower beds are not maintained and become an eyesore, the Association will contract a landscaping service to correct the problem, a owner's expense.
  12. All garbage and refuse from the units shall be secured in the provided covered can for protection from the wind and placed outside of the unit only on scheduled garbage day. Containers will be taken in as soon as possible after garbage pickup.
  13. No vehicle belonging to an owner, a tenant or a guest shall be parked in such a manner as to impede or prevent ready access to another owner's garage, community mailboxes and fire hydrants. Emergency vehicles are to have access to all units, at all times. Vehicles that do not possess a current registration/license may not be parked in any Association area.
  14. Overnight parking of cars, house trailers, motor homes, boats, boat trailers, campers, trucks, or similar vehicles will be allowed in the lesser used areas of the guest parking areas for five (5) consecutive days with permission and authorization from the manager of the PRUD. Campers, trailers, boats and motor homes will not be parked in homeowner's driveway for any period in excess of 7 days (one week).
  15. Whenever possible, for security as well as for appearance, garage doors should be closed.
  16. No owner or tenant shall do any painting of the exterior of the units or plant any shrubs or trees without permission of the Landscaping and Architecture Committee. No owner or tenant shall remove grass or use flower beds around the unit or in the common areas for the purpose of planting vegetables.
  17. Children are not to be at the pond unless accompanied by their parents or other adult guests.
  18. No motor vehicle shall be operated within boundaries of the White Barn PRUD:
    1. By any person who is not a licensed driver.
    2. At a speed greater than the established speed limit of 15 MPH.
    3. Without proper mufflers to keep noise to a minimum.
  19. To prevent damage to the grass and sprinkler system, no golf carts or motor vehicles shall be driven on the grass of the common areas. Golf carts shall be driven to and from the golf course on White Barn Drive. Playing of any sport in the common area which could result in damage to residences/cars is prohibited.
  20. To insure and preserve the serenity, peace and quality of life for all homeowners, a "quiet time" is established between the hours of 10 p.m.. and 7a.m.
  21. Monthly maintenance assessment payments are due at the Association accountant's office the first day of each month. Special assessment payments are due on dates specified in announcement letters. Any assessment payment received after 5 p.m. two days after the due date is delinquent and the unit owner is subject to a late payment penalty established by the Board of Directors.
  22. There will be a fine of up to $25.00 per day for each day of violation for anyone not complying with the Rules and Regulations. Owner or tenant will be first contacted personally; after which he/she will receive a written notice. If owner or tenant continues to disobey the Rules and Regulations, he/she will be fined.
